HomeTender Staging provides a creative no-cost solution for home owners and real estate agents who have vacant properties that has been on the market for an extended amount of time.
Vacant listings provide specific challenges for home owners and Listing Agents. Often times, the listing agent ends up “managing” everything from cleaning service, to yard upkeep, to utilities and repairs. Vacant homes are difficult to protect as they are an easy target for vandalism and appliance theft. You can spend so much time looking for contractors to service minor issues, and before you know it, that minor repair is now a costly repair which could lead to possible time off the market. No wonder insurance companies charge higher premiums for vacant homes as they are a much higher risk.
A HomeTender is a temporary resident who provides their furnishings and décor for our design team to use to professionally stage a home. HomeTenders can be a Lasting Impressions team member, a business professional, someone who recently relocated to San Antonio, someone waiting for the completion of their new home…someone needing short term housing. Lasting Impressions Staging requires all HomeTenders to complete a thorough back ground check, to have quality furniture and décor and to be pet free and smoke free. They understand the home selling process and know to keep the home organized and clutter free.
HomeTenders provide protection as their presence deters vandals, squatters, and thieves. Now neglected lawns and gardens will be maintained as our Lasting Impressions HomeTender Staging service gets the property shining and ready to show.
A HomeTender agrees to keep the property in “show ready” condition, and will be away from the home whenever it needs to be shown or for scheduled open houses. We do ask for an hour notice for all appointments as to not catch anyone off guard.
Once an offer has been accepted, Lasting Impressions gives a 30 day notice to our HomeTender. They will clean and de-stage the property, leaving it ready for it’s new owners.
